1. When seeking a new home, it is best to gain pre-approval from a mortgage company or bank.

2. Decide on the home of your choice. Use a Mak Realty Group, Inc. agent to make finding a home easy! Finalize an official contract to purchase either with Mak Realty Group, Inc. agent or another real estate agent. Along with the offer, you should have your initial earnest money, and a verifiable pre-approval letter. The check,made payable to Mak Realty Group, Inc; will be deposited into an escrow account upon contract acceptance.

3. The offer will be presented to the developer for review and approval. Your attorney and the developer’s attorney will discuss the details of the contract during the attorney approval period, which usually lasts one week. During the attorney approval period you may also conduct an initial inspection of your unit.

4. You must secure your mortgage commitment from your lender. This can take up to 45 days.

5. After contract approval, you are required to submit the balance of the earnest money. This additional earnest money check, made payable to Mak Realty Group, Inc., will be deposited into the above-mentioned escrow account.

6. Then the fun part starts! A member of the Mak Realty Group design team will call you to schedule an appointment for you to come to a predetermined location to make your finish selections. So, do your research on color and style selections before hand; the finish selections should take up to one hour.

7. You should make preliminary moving plans during this time.
a. have utility numbers, it is your responsibility to have all utilities turned on and assure billing is in    your name once your unit has closed. (gas, electric, phone/cable)
b. set up movers
 c. have change of address forms ready to go

8. You will receive a mortgage commitment letter from your lender. Once your mortgage is in place and your unit is ready, your attorney will schedule your closing with the developer’s attorney.

9. Within 48 hours before your closing you will have a final walkthrough to make sure your new home is complete, per the model specifications.

10. Your attorney will advise you of the amount of money that you need to bring to closing.

11. Please remember that once a unit is under contract there will be no admittance allowed into the unit for security and safety reasons.
