The price and terms offered should appeal to a wide range of buyers.
Be aware of how your property compares to comparable properties on the market.
Do whatever would improve a buyer's first impression of the exterior of your house.
If a condominium, make sure the common areas are up-to-par.
Paint your home, if needed, in whole or in part.
Windows and screens should be in good working order.
Landscaping should be well-manicured.  House plants should be alive & well!
The garage and any storage areas should be clean and clutter-free.
Do whatever would improve a buyer's first impression of the interior of your home.
Carpet should always be clean.  Hardwood floors, if needed, should be refinished.
All appliances should be clean and in good working order.
Plumbing fixtures and faucets should be problem-free.
Kitchen cabinets should be touched up, as needed.
Cabinets should always be clean and orderly inside.
Closets should be organized and free of clutter.
Remove any excess furniture to make the rooms appear more spacious.
Remove sentimental items, such as Grandma's chandelier, prior to marketing.
Open window shades and blinds; let the sun shine in during daytime showings.
Light up the property, inside and out, at night.
